Extensions, Conservatories, Porches and/or additions to your house are classified as Permitted Developments, meaning that as long as the design and build of the addition meet predetermined criteria, the need for traditional planning applications are not required.

Permitted development allowances described here apply to houses and not flats, maisonettes, converted houses or other buildings, or where there may be a planning condition or Article 4 Direction that restricts permitted development rights.

Both Planning Permission and Building Regulations fall under the responsibility of the Local Authority.

Whilst Planning Permission takes into consideration the aesthetic effect of a new building/extension on the surrounding homes and neighbourhood,

Building Regulations define how the structure must be constructed in terms of thermal efficiency etc.

Porches

Planning Rules

Porches are considered to be Permitted Developments and providing they adhere to planning guidelines; do not require planning permission.

The planning rules for porches are applicable to any external door to the residential dwelling.

  • 1. The ground floor area (measured externally) would not exceed three square metres
  • 2. No part of the porch would be more than three metres above ground level
  • 3. No part of the porch would be within two metres of any boundary of the dwelling house and the highway
  • 4. The front entrance door between the existing house and the new porch must remain in place

Extensions & Conservatories

Planning Rules

Under the latest regulations that came into effect from 1 October 2008 adding a conservatory or an extension to your home is considered to be permitted development, not needing an application for planning permission, subject to some of the following limits and conditions:

- No more than half the area of land around the "original house"* would be covered by additions or other buildings.

- No extension forward of the principal elevation or side elevation fronting a highway.

- No extension to be higher than the highest part of the roof.

- Maximum depth of a single-storey rear extension of three metres for an attached house and four metres for a detached house.

- Maximum height of a single-storey rear extension of four metres.

- Maximum depth of a rear extension of more than one storey of three metres including ground floor.

- Maximum eaves height of an extension within two metres of the boundary of three metres.

- Maximum eaves and ridge height of extension no higher than existing house.

- Side extensions to be single storey with maximum height of four metres and width no more than half that of the original house.

- Roof pitch of extensions higher than one storey to match existing house.

- No verandas, balconies or raised platforms.

- On designated land* no permitted development for rear extensions of more than one storey; no cladding of the exterior; no side extensions.

- Where work is proposed to a listed building, listed building consent may be required.

- The term "original house" means the house as it was first built or as it stood on 1 July 1948 (if it was built before that date). Although you may not have built an extension to the house, a previous owner may have done so.

Certificate of Completion

All extensions and orangeries come complete with a Certificate of Completion which is issued after the build has been completed.

Now you can build
even bigger!

Until recently the limit on the size of a conservatory was 4m past the end of your home for a detached house and 3m for all other houses.

However, this has now changed due to new guidance called the Neighbour Consultation Scheme which is running between 30 May 2013 and 31 October 2017.

This guidance has increased the size of conservatory & extensions, doubling the limit to 8m for detached and 6m for
other housing.

Before you get started you’ll need to:

- Notify the local planning authority

- Once that is done the planning authority will contact neighbours in adjoining properties

- Your neighbours then have a right to make an objection within
21 days.
